Fully enclosed holiday villa on a 22,900 m2 private property surrounded by olive trees - with a private swimming pool

The villa is situated on a large property of 22 900 square meters on the outskirts of the small village of Filipana in the southern part of Istria (18 km from Pula). It is perfect for spending a peaceful and relaxing vacation away from the city crowds.

The newly built (2013) villa combines traditional Istrian style with modern facilities. It has been designed respecting the authentic local architecture to fit perfectly within the surrounding Istrian countryside. The predominantly used natural building materials are wood and stone.

The interior has been decorated with lots of love and attention to detail, creating a very special atmosphere. With its 285 m2 of space, 4 bedrooms and 4 bathrooms, the villa offers maximum comfort to its guests.

On the ground floor you will find a big open space with a fully equipped kitchen, dinning table and living room with a fireplace. There is also a separate toilette, a double bedroom with en-suite bathroom, another bedroom with two single beds and a bathroom.

On the upper floor there are two double bedrooms both with en-suite bathrooms and access to a covered terrace where you can enjoy the panoramic view of the surrounding countryside and Mount Učka.

Outside there is a spacious covered terrace with garden furniture and barbecue which provides plenty of shade during the day, while in the evening it offers an enjoyable experience of al fresco dinning with a view to the beautifully illuminated pool and olive trees. For our little guests, there is a playground with a swing and a slide.

The villa is fully air-conditioned, has free wi-fi internet access and a gated and shaded parking area.

Although situated on a quiet location, the villa is close to the main Istria’s destinations. Pula, the largest town of Istria known for its stunning Roman Amphitheater is just 18 kilometers away. For lovers of romantic atmosphere there is Rovinj, a charming little town with narrow streets and small squares situated on the West coast of Istria (34 km from the villa). Brijuni Islands, a beautiful national park, can be reached by a boat departing from Fažana, 16 kilometers away. You can also discover the Feštini Kingdom Cave (20 km from the villa) which has been proclaimed by CNN to be one of “Croatia’s 20 most beautiful places” - together with the Pula Amphitheater, Rovinj and Motovun. Whichever part of Istria you decide to explore, you should not miss to taste the Istrian cuisine in some of the many lovely restaurants where dishes are prepared in traditional way offering a unique gastronomic experience.

    “Wir haben das Ferienhaus Ende August 2019 mit 2 Familien (= 4 Erwachsene und 2 Kinder) für 2 Wochen gemietet und haben uns sehr wohl gefühlt. Das Haus ist stielvoll und mit sehr viel Liebe eingerichtet und entspricht exakt der Objektbeschreibung des Anbieters. Die Ausstattung des Hauses ist sehr gut. Als Verbesserungsvorschlag würde ich nur einen größeren oder zweiten Kühlschrank machen, da ich mir vorstellen kann, dass bei der vollen Auslastung des Hauses, mit 8 Personen, die Kühlmöglichkeiten für Lebensmittel knapp wird.

    Das Objekt ist sauber und gepflegt. Besonders zu erwähnen ist das große Grundstück mit den schönen Olivenbäumen auf dem die Villa steht und die absolute Ruhe. Hier kann man gut vom Alltagsstress abschalten.

    Die freundlichen Eigentümer sind unkompliziert, sprechen gut englisch und stehen mit Rat und Tat zur Verfügung, wenn es gewünscht wird. Die Vermieter haben bei unserem zweiwöchigen Aufenthalt nach der ersten Woche alle Betten mit frischer Bettwäsche überzogen und alle Handtücher getauscht.

    Fazit: Uns hat es sehr gut gefallen und wir würden gerne wiederkommen.
